Description
INNOMAX Constructions delivered a three-storey, full-brick luxury townhouse development at 1 Rocca Street, Ryde. The scope comprised groundworks and services upgrades, reinforced concrete slabs, masonry party walls for acoustic separation, face-brick and rendered façades with aluminium glazing, and a premium interior fit-out. Inside, the homes feature open-plan living with engineered timber flooring, stone benchtops, custom joinery, and fully tiled wet areas, along with multi-zone air-conditioning, LED lighting and acoustic systems.
From a delivery perspective, we ran a front-loaded program-design coordination and long-lead procurement at award—then executed with short-interval scheduling to protect the critical path through structure, façade, and joinery. Quality was governed by lot-based QA/QC (ITPs, hold points, and progressive inspections), while WHS was embedded via pre-starts, toolbox talks, and permit-to-work controls. Just-in-time logistics and disciplined subcontractor management kept the site tidy and productive in a tight, residential context.
The result is a clean handover to specification: durable envelopes, quiet and comfortable interiors, and low-maintenance finishes that align with Ryde's owner-occupier and investor market-delivered with transparent reporting, controlled variations, and zero compromise on safety or quality.
